distressed improved property investments held by Walker International

Since 1990, Walker International Capital has acquired
distressed real estate assets from Citigroup, First Security Bank
(Wells Fargo), JP Morgan Chase, Citizens Bank, Bank of Montreal, Bank One, First Merit Bank,
Resolution Trust Corporation (U.S. Government), Commonwealth of
Pennsylvania, Pulte Homes, Kimco REIT, and many others. Walker
International Capital has earned the reputation as an investor with
the ability to close on complicated transactions in as little as 24
hours when sellers have to sell assets quickly.
In
1990, Walker International Capital was created by Robert B. Walker
with an investment of $2,000 to take advantage of investing in
distressed real estate opportunities. Walker International Capital
initially focused on the Phoenix, Arizona real estate market during
the height of the Savings and Loan collapse in which every Savings
and Loan institution in Arizona failed. From 1990 to 1994, Walker
International Capital acquired over 500 distressed properties throughout Arizona. From
1994 to present day, Walker International Capital has acquired over 200 properties throughout the United States and Canada. Walker International Capital has earned
substantial profits on every commercial and bulk residential real
estate investment and has never lost capital on any of these

Walker International Capital is extremely selective in determining its acquisitions. Walker International Capital's disciplined investment approach is very risk averse as it never invests in any property at over 50% of replacement cost. In fact, numerous acquisitions have been acquired at less than 5% of replacement costs. Since 1990, Walker International Capital has invested in over 700 distressed properties in office, retail, industrial, apartments, condominiums, self storage, hotels, assisted living and commercial, residential and industrial land in Alberta, Arizona, Colorado, Nevada, Utah, Indiana, Michigan and Ohio.
